The Situation

A pair of business owners came to us to refinance their existing bridging loan and raise extra capital to cover costs from refurbishing their commercial property. We’d helped them arrange the original bridge, so they trusted us to find the right long-term solution. The property is a two-storey commercial building. The ground floor is home to a wellness clinic that had only been trading for six months, while the first floor is occupied by a long-established mortgage and insurance business earning a strong, steady income. Because part of the building was a start-up, finding a lender proved difficult. There was also added pressure to repay the existing bridging loan before incurring late payment fees. The strength of the established business gave lenders confidence, making this deal possible.

The Outcome

We issued terms within just one day of receiving the initial enquiry. The lender agreed to proceed despite the start up element, and the clients even got a small rate reduction. Solicitors were formally instructed on 10/02, and funds were released to the clients on 25/02. A quick turnaround that ensured the bridging loan was paid off by the deadline. The £196,350 commercial mortgage we secured successfully refinanced the existing facility while boosting the client’s capital, placing both businesses on a stable footing for continued growth.
