The Situation

Our clients, retired business owners approach us looking to raise £150,000 to build an annex in the garden of their home, and complete home improvements. The property sits on a Grade II listed land, and planning permission had already been successfully obtained. The clients held a first-charge mortgage with an existing lender at a very competitive rate. They were keen to avoid remortgaging, as this would have resulted in early repayment charges. We identified a second charge loan as the most suitable option, allowing the clients to raise funds without disturbing their existing mortgage rate.
